PLAN PACKAGE

All of our plans are made using CAD (computer aided design), and meet or exceed today’s stringent building standards, as you would expect from top International trained designers such as the team at UrbanHousePlans.com. Additionally, they do not only look good, but are innovative and practical, combining the best of European design and North American functionality.

UrbanHousePlans.com approach to design is to consider the universal concept of modern human living, and to create plans to suit the cultural diversity of North American communities. We want our customers to be able to find the plan that suits their community, their lifestyle, and most importantly, themselves.

To accomplish this we have developed a comprehensive set of inter-related drawings of various home designs in which we show clearly, precisely , and comprehensively all the information that your builder will need to build your home in wood components. If you are thinking of building with other material please give us a call to discuss your requirements and we will ensure that your plan will satisfy your needs.

Our Plan Package is composed of the following detailed drawings:

1: Cover: Front Rendering Photographs or Illustrations


This is where you can see how beautiful your new home will be. It is a landscaped architectural rendering of the exterior of you home created in a realistic perspective and will give you a clear idea of how your home will look when it is completed.

In some cases we are able to provide a photograph of an actual home built according to our plan, however, please note that sometimes the plan has been modified a little to suit the owner’s preference (just as you can do with your new home).

Our customers should use these photographs or illustrations to compare them to the actual construction details for general accuracy.

Please note as well that some time the rendering drawings will not be totally accurate and should not be used in place of blueprints.

2: General Notes

The general notes explains to you the necessary steps that the builder must take in order to build your home according to the building code. Please remember that the building codes that were used to develop the general notes are those in effect in only one area at the time that the plan was made. We remind our customers that they must have the plans reviewed buy a building professional in their area to ensure compliance with local regulations.

In the general notes we also provide a standard open dimension rectangular site plan and an aerial view of the home ‘footprint’.

3: Floor Plans

All floor plans are drawn to a one-quarter inch (1/4”) to one foot (1’-0”) scale and include:

Each level of your home, with clear and precise dimensions of interior and exterior walls

Roof layout, and details including slope, gables, hip, and skylights


  • Window location, materials, type, width, and height
  • Stairway layout, rise and run, and railing height
  • Door location, opening direction, width and height
  • Cross section keys (the exact place where the section has been taken and the direction from which the section is viewed

    4: Foundation Plan

    This drawing shows the foundation plan layout in a one-quarter inch (1/4”) to one foot (1’-0”) scale, and includes the basement foundation with all the necessary dimensions and notes, including:

  • Support walls
  • Excavated and unexcavated areas
  • For each type of foundation, crawl space, slab on grade, basement specific details are shown separately.

    Please note that the depth of the foundation depends on the bearing capacity of the soil and the depth of the frost line at your location. Most professional home designers and builders can easily adapt your plan to alternate foundations. We recommend that you consult a local engineer to verify that the foundation plan complies with your local building code, regulations, soil and climatic conditions.

    5: Exterior Elevations

    These drawings are also in a one-quarter inch (1/4”) to one foot (1’-0”) scale, and are a detailed illustration of all 4 sides of the house.

    They show all exterior finishes and materials, which can be altered to suit your preferences, such as a brick finish or stone accents. Please note that these changes are subject to local building regulations.

    6: Cross Section Plan


    This drawing shows a vertical cutaway of the home, with details such as:

    Foundation (size and type)

    Interior and exterior walls and finishes

    Floor components such as joist, beams, and sub-floor

    Ceiling heights

    Stairway specifications, indicating dimensions and numbers of runs and risers

    Roofing specifications, such as slope, trusses layouts, materials, and overhang details

    Framing and insulation specifications

    Additional cross section drawings may highlight specific elements to show how al the various components of the home fit together in perfect harmony.

    7: Electrical Plan

    This plan shows the location of all electrical outlets, fixtures, switches, plugs and lights. For additional details such as wire sizing, switch installation, cable routing detail, appliance voltage requirements, doorbell hook-ups, alarm systems, typical panel circuitry and other information please consult with your electrical contractor who will be able to supply you with this. It is not possible to give you these details on our plan due to the variety of electrical codes in effect in different locations.

    8: Plumbing Plan H.V.A.C.

    Our blueprints show the location of all plumbing fixtures, including:

  • Sinks
  • Lavatories
  • Bathtubs
  • Showers
  • bidets
  • Laundry trays
  • Water heaters
  • In the same way that the electrical plan cannot give all the information regarding various components due to varying electrical codes in different locations, we cannot provide the complete plumbing system, pipe schedules, fitting and hookups, and sump pump location among other details due to differing plumbing codes in effect. Please consult you plumbing contractor to provide these details to ensure compliance with your local codes.
